Project background

For years, Modbury Sports Club had been operating at capacity. Weeknights were crowded, weekends were congested, and the club’s ageing rooms were stretched well beyond what modern football and cricket programs demanded. Participation kept climbing, junior pathways were expanding and female teams were growing fast, yet the facilities had barely changed.

Local stakeholders recognised the pressure. The club needed spaces that could adapt to bigger squads, more training sessions and the expectations of a contemporary sporting environment. The brief called for unisex change rooms, improved umpire facilities and a function space capable of bringing the community together, all delivered in a building that would serve as a long-term asset rather than a short-term fix.

The redevelopment set out to give Modbury a facility equal to its role in the region: inclusive, resilient and ready for growth. With construction now complete, the club has the infrastructure it needs to support its expanding membership and to provide a more welcoming, efficient experience for players, families and volunteers alike.

 

The Fielders solution

Fielders supplied a coordinated package of Kingklip®, Kingflor® RF55 and Finesse Boulevard™ to meet the project’s roofing, flooring and façade requirements. Each system was chosen for its performance and its ability to support both the architectural intent and the practical realities of a constrained community build.

Roofing efficiency

The roofing solution centred on Kingklip®, chosen for its concealed-fix design and its ability to deliver long, uninterrupted sheet runs that suit contemporary community buildings. The profile’s structural capacity and compatibility with low pitch roofs made it a strong match for the Modbury facility, where durability and long term weather performance were priorities.

Fielders’ Luke Bassham explained, “Kingklip® chosen for its watertight, concealed-fix system, as well as its ability to be rollformed on site, meant that producing 26m sheets for the project avoided delivery complications.”

Flooring performance

While the roof solution addressed durability and logistics, the floor system needed to support fast, consistent construction across the new facility. Kingflor® RF55 delivered the required strength while reducing propping and simplifying slab preparation, helping crews maintain steady installation cycles. Its performance is fully tested for Australian conditions and supported by Fielders’ technical resources, ensuring correct specification throughout the project.

“Kingflor® RF55 was chosen as it minimises temporary supports, speeding up installation, compared to traditional formwork. Lightweight sheets and simple fixing methods accelerate floor construction,” said Bassham.

Façade detailing

The façade treatment was equally important. Finesse Boulevard™ delivered the crisp, flat profile needed for the raking geometry and supported clean detailing across changing angles. The system was installed alongside Fielders Shieldguard, a vapour-permeable membrane that assisted with moisture management behind the façade.

“Fielders Finesse Boulevard™ offers a sleek, flat profile that enhances modern design for facades. Adaptable to different orientations for creative facade layouts. Lightweight panels make for easier handling and faster installation compared to heavier façade systems,” said Bassham.

Project execution

Beyond selecting the right products, the delivery strategy shaped much of the project’s success. Transporting twenty six metre roofing sheets into the site was not feasible, so Fielders brought the Kingklip® mobile mill directly to Modbury. Bassham noted that onsite rolling was the only practical solution given the site constraints.

The façade required the same level of foresight. Boulevard™ panels were rake cut prior to delivery, removing the need for installers to fabricate complex angles on site and helping achieve a cleaner architectural finish. 

“Each individual Boulevard™ panel had to be specifically custom-made at the right length and profile to make the raking façade, the panels went in smoothly and efficiently… Each individual panel was detailed and numbered for fabrication so it was correct for installation on site,” said Kate Rowswell, BluBuilt.

The installation phase demanded precision across changing angles, tight working zones and winter conditions. For James Putt of Encompass Roofing and Cladding, the façade geometry set the tone for the entire job.

“The racked angles and subsequent control joint added a small challenge… ensuring panels aligned perfectly as they wrapped the building before they tapered out and off on two different angles and plains made the project interesting and set it apart from others.”

Roofing progressed efficiently once the mobile mill was in place.

“The mobile milling on site makes it a lot easier… allowing the roof to be completed in a full sheet run removing the need for a step joint,” said Putt. He noted that eliminating joints also removed a potential long term maintenance item.

On the façade, Boulevard™ supported the continuous wrap around the building.

“The Boulevard™ panel is great to work with… the incorporated flashing system removes unnecessary lap or flashing junctions allowing the panel to flow continuously and completely around the building,” said Putt.

Coordination remained critical on the small, busy site, with sequencing planned carefully to minimise disruption to other trades. 

 

Outcomes

The project team delivered a high quality community facility with a refined architectural finish. The combination of early design detailing, custom fabrication and collaborative installation resulted in:

  • A seamless raking façade using fully customised Boulevard™ panels
  • Full length Kingklip® roofing runs with no step joints
  • Reduced maintenance risk through factory produced rake cuts and stop ends
  • Efficient installation that avoided rework
  • Coordinated sequencing suited to a constrained site and tight program

For BluBuilt, the success of the façade came down to detailed preparation and measured sequencing. Each panel was custom-made to suit the raking geometry, with make up and corner panels confirmed at the end of each run. The team undertook comprehensive coordination with Encompass and the architect before fabrication to ensure accuracy.

“This process gave us confidence in the end result and the efficiency of install on a tight project timeline. To add to this, the finish quality meant that once the product was installed and the protective wrapping removed, there was no requirement to go back to the steel cladding for costly and program-impacting rework,” said Bean Read, BluBuilt Project Manager.

For Encompass, the project highlighted the strength of the partnership.
